Not all the cave houses (the main part) are registred at the kadaster in Granada. If a (cave) house is not registred, the bank won't give you a mortgage. The time for registering your property can take up to two years. After publishing you property you have to wait two years before the bank is allowed to give you an mortgage. This is arranged by law. The bank will give 80% mortgage of the value. The bank will choose a taxator.

The cost of buying a (cave) house is around 7% of the value which is written in the "escritura". The cost of the notary is 200 till 500 euro, depends on the value.
